Our price is based on a flat residential section where all services – power, water, sewer and stormwater are at the boundary and includes everything on our material specification to build the dwelling from the foundations up.

The ‘unique to your site guide’ costs is an estimate to give you an understanding of what extra costs there might be on top of the base build. This includes Council consent, earthworks, services from the dwelling to the boundary.

No. Finalised means it is designed with kitchen and bathroom fittings and fixtures making it a home and not just one large space like our basic cabins.

No. A kit home comes with council consented plans and specifications for you and your trades to build the home from.

Build times vary due to size and complexity. But a general guide is 18 – 26 weeks. Your local franchise’s New Home Consultant will be able to confirm this for you depending on your selected build.

Yes. With our national design team and regional construction teams we can confidently work on building you a home to suit your site conditions

Yes. We can provide you with references for specialised personnel who we have worked alongside to provide these reports for you along with our New Home Consultant and national design team reviewing the reports, so you understand what these reports are saying about your land.

We currently cover off the above costs in our ‘unique to site’ costs. Should you want to complete a full build with us we will obtain a quote for what is required for your site in accordance with your technical reports and include this in your building contract.

Design consists of scheme plans, followed by preliminary plans followed by the final step in design, consent plans. Your New Home Consultant will sit down and go over the scheme plans with you to ensure we have your home design just the way you want it. Once you have your design and signed your build contract then our team will submit your plans to your local council for a building permit.

No. All our New Home Consultants will identify all known costs to you during the design and contract stage.

Progress payments are paid in accordance with work being complete onsite and in-line with your Master Build Contract payment schedule.

Yes, you can change the cladding. Speak to your local New Home Consultants about what claddings are available to use on your new home.

Yes, we lodge your build plans on behalf of you with council for free as part of our service to you.

Master Build Guarantee is available but depending on what build type you require depends on what guarantee is offered. Speak to your local New Home Consultant about which guarantee they offer.

Yes. We have completed multi-unit and multi residential builds throughout New Zealand. Contact your local A1homes franchise to discuss if this is something they offer.

Yes. We can design your selected home on a timber pile foundation.

Each region is priced accordingly to regional Council fees, freight zone charges and industry trade costs.

Our full build option means that we complete the build for you, including all materials and labour. A kit set build is where we supply the materials to you and you complete the build, giving you control over the construction of your home.

No you can’t. All our sites have health and safety policies. You need to contact your New Home Consultant or your Construction Consultant to arrange a site visit.

No, you can’t. Making changes to the build once it has started is very expensive and difficult. All our New Home Consultants work with you during the design process to ensure all your requirements are met.

Once your consent plans are completed, we will present to you your build contract for you to review. Once your build contract is signed, we will submit the plans to Council for consent on your behalf at no cost to you.

Our full design process can take from 6 weeks minimum to produce all three sets of plans for you to review and sign off on.

A1homes has a robust national supply network meaning that we can foresee any delays or shortages ahead of time and mitigate these. Should there be any delays or shortages that affect your build, your Construction Consultant will highlight to you any time or material delays that may affect your build and discuss your options with you.

If we have any price increases from our suppliers that affect your build contract we will identify these with you ahead of time and discuss your options.

Once your home is ready for construction, your local Construction Consultant will reach out to you and provide you with updates during the construction of the build.

Yes. While your home is in for consent your New Home Consultant will work with you on choosing all your colours, fittings and finishes for your new home.

There are many factors that can affect the cost of a build, contact your local New Home Consultant to discuss what may affect you and your build.

Your local New Home Consultant can advise you on what warranties apply for your type of build. All our full build homes come with an online GTEE warranty system for all the materials used on your home. Contact your New Home Consultant for further information.

Yes, we have a range of design options under 70 square metres that can be built without a building consent if all requirements are met. Speak to your New Home Consultant if you think this option could suit you.
