THE CHOICE IS YOURS – TAKE CONTROL OF THE BUILD YOURSELF, OR SIT BACK, TAKE IT EASY AND LET US LOOK AFTER THE JOB FROM START TO FINISH.
Select an option below and we will give you a step by step guide – so you can see what’s involved at every step of the process.
WE SUPPLY THE BUILDING MATERIALS, WE SORT THE BUILDING PROCESS
With A1 Full build homes, we will take care of everything associated with the build project. Simply choose from one of our plans, or work with us to modify one to suit your needs, and then turn the entire running of the build over to us.
You will always be involved in the wonderfully inspiring process of building your home, while we take care of the day-to-day development. It is an entirely transparent process and we will keep you up to date at every step of the way.
01
New home selection and inclusions
Meet us for a no obligation chat about our homes and your specific needs. Once you’ve settled on one of our designs we will provide you with a cost estimate, which will include a schedule of payments.
After we’ve received the plan deposit a scheme plan will be drafted. We will then work with you to review the draft plans, then make any final changes. In the time our team is completing your full working drawings, you will receive your Master Build contract from your A1 representative.
02
Design and consent
Once plans are completed, all documents are signed and commencement deposits paid, we will lodge your new home plans with your local council for building consent. This will be the time to meet with our kitchen designer and colour consultant to make your exterior and interior selections, and plumbing ware and white ware selections will be confirmed. We will schedule all sub trades and material orders for your job.
03
Your home build
We believe you should have a full understanding of how we plan to complete your new home. Obviously we can’t control the elements, sometimes situations outside of our control may result in delays. We will, however, do our upmost to keep the job moving at all times. We will provide you with a realistic timeline to show you how we aim to complete your new home, in line with your Master Builders contract. During construction you will be updated on a regular basis to let you know how the build is progressing, and what we have planned ahead.
04
Handover
Once the build is complete, your contact person within A1homes will meet you and have a walk through of your new home. This is the time to double check everything is as you’ve agreed and to an acceptable standard. If there are any items you are responsible for, they should be completed for the Code Compliance inspection by Council.

WE SUPPLY THE BUILDING MATERIALS, YOU SORT THE BUILDING PROCESS
A1 Kit homes are the ideal option for those wanting to do as much as possible themselves. With an A1 Kit home you will run the job, taking on all the responsibility of building a new home from scratch, contracting subbies or – if you’ve got the qualifications or desire – even completing some of the building work yourself.
01
Choose from one of our plans, or modify one to suit your needs
With over 60 flexible plans from 60 sqm to 250 sqm, there’s an A1home to suit your needs. When building your new home, it’s important to create one that will suit you – not just now, but in the years to come. That’s why, if you want to make any modifications, we are more than happy to work with you to make the changes you need. Contact us for a no obligation chat about your home, and we can discuss any modifications you might like to make, or upgrades on finishings.
02
Design, deposit and council consent
Once you have decided on a plan, we’ll draw up a Kit Home Agreement and it’s at this stage that a plan deposit is required; $4000 single storey or $5000 two storey. Draft plans are then completed for your approval. Once you’re happy we’ll proceed with full working drawings that we will then lodge with council for consent on your behalf. We can then confirm your schedule of deliveries and finishes, ready for ordering.
03
Hire a qualified builder and subcontractors
With an A1 Kit home you will have control of project managing your new home build. Unless you have some of the skills yourself, this will include hiring a qualified builder and relevant subcontractors. The best time to talk to subcontractors about your project will be while stage 1 & 2 are in the process. Please remember, although we’re not building your new home, we’re happy to assist wherever possible to get you started with the construction. So don’t be afraid to ask, we’re here to help.
04
We deliver materials – on time, to your schedule
We understand the build process can run to different schedules, especially if you are choosing to do some or all of the build yourself. We will work with you or your builder to deliver our quality Kiwi made materials, as required in accordance with the delivery schedule. See below for what is provided at the different stages of the build.
Once initial deposit is made and plans and schedule are approved, kit home deliveries are broken down to the following stages with prepaid payments made to a lawyers trust account to ensure your funds are secure until materials are delivered.

Keeping it Kiwi Payment Protection
At A1homes, we believe that everyone should receive the security of having their advanced payments fully protected, after all, it’s one of the biggest investments most of us will ever make.
Part of keeping it Kiwi is our payment protection plan that offers peace of mind and onshore protection. The payment protection plan means all prepayments for all stage deliveries are processed by our lawyers and held in an A1homes trust account until the stage is complete and delivered to your site. So, no funds can be used until each stage is delivered in full.
